Q: What must I bring with me to tour an apartment?
A: Valid Photo ID
Q: What are your application and administration charges?
A: App Fee: $75
Administration Fee: $175
Deposit: $200-1 month
Q: What are the income and credit qualifications?
A: Three times the monthly rent, require proof of income, and a 3rd party credit screening.
Q: What is acceptable proof of income to sign a lease?
A: Two most current pay stubs, two most current months of bank statements, an offer letter or a current W2.
Q: What happens if I qualify for an apartment, but my roommate does not?
A: The roommate will not be approved to lease/live onsite.
Q: Is my security deposit totally refundable?
A: Yes
Q: If I get a job transfer, can I break the lease?
A: You would have to provide 60-day written notice, pay the termination fee and pay back any concessions given.
Q: Can I change to a month-to-month lease plan after my first year?
A: The lease will automatically default into a MTM lease after completion, unless you renew or give a 60-day written notice. A month to month fee will apply.
Q: Do you accept short term leases?
A: We do not offer leases under 7 months. This is subject to change.
Q: Am I required to have renters insurance?
A: Yes, $100,000 personal liability and the policy must have your unit and list all adults on the lease.
Q: Do you offer furnished apartments?
A: No
Q: Do you offer corporate apartments?
A: Yes, through 3rd party services.
Q: If something needs to be repaired in my apartment, how do I report it?
A: Please contact the office, via phone, email or the resident portal.
Q: When is my rent payment due?
A: 1st of the month, this includes holidays.
Q: What day of the month am I liable for a late charge?
A: Rent is due on the 1st of the month and late fees begin on the 4th.
Q: Will you accept electronic payments from my bank?
A: Yes, you are responsible for payments getting into the office on time.
Q: Is there a place where I can pay my rent after office hours?

Q: There is a person who might be staying with me for a while, is that permitted by the lease?
A: No more than 14 consecutive days.
Q: Do you have reserved parking?
A: No
Q: I have a motorcycle, where can I park it?
A: In any parking space designated for vehicles.
Q: My children live with me in the summer; do I need to notify your office when they arrive?
A: Yes, the office should be made aware and they should be added to the lease as minor occupants.

Limit 2 indoor pets per apartment. No exotic animals.

Fees

Non-refundable pet fee of $400 for the first animal plus $400 for each additional animal.

Pet Rent

Monthly Rent of $20/pet/month.

Breed Restrictions

Excluded dog breeds include Akita, Alaskan Malamute, American Bull Dog, American Pit Bull Terrier, American or Bull Staffordshire Terrier, Bull Terrier, Chinese Shar-Pei, Dalmatian, Doberman Pinscher, Presa Canario, Pit Bull, Rottweiler, Siberian Husky, Stafford Terrier, Chow, German Shepherd and any mix thereof. Letter required by Certified Veterinarian for proof of breed, weight, and required vaccinations.

Welcome home to Solis Winter Park Apartments. Select between one and two bedroom apartment layouts with great amenities. Our classic units come with fully-equipped kitchen with stainless steel-finish appliances, honey maple cabinets, and granite countertops. Newly renovated units have wood-plank flooring in the kitchens, bathrooms, and foyers along with updated plumbing and light fixtures, white quartz countertops in the kitchen and bathrooms, and updated cabinet fronts, as well. Laundry is made easy with the full-size washer & dryer already installed in the utility room.

Our community offers plenty of options to stay active here. Challenge your friends or neighbors to a fun match at the various sports courts or in the gaming room. The community has courts for tennis and volleyball. Our well-stocked recreation center has a CrossFit space along with cardio equipment, Treat Climber Wall, free weights, and a game room with billiards and two large screen televisions.
